Location: Shenzhen, China
This project was a commission via URBANUS a well known urbanism and architecture firm in Shenzhen, CHINA. URBANUS is one of the few contemporary architecture firms within china ushering the advent of good design native to china. Our team was brought in as urban design consultants to reinforce their efforts in bringing innovative but sensible design ideas to the table within a Chinese framework. The project has been submitted for approval to the regional authority and has incredibly high prospects of coming to fruition. The project is located in Shenzhen’s north eastern district Longgang. Dayun (our site ) is at the western edge of Longgang and is host the 2011 universiade games.

The impact area for the development stretched far beyond the bounds of the site we were working on. We provided the Dayun Planning authority a plan on how to link the exiting metro extension of Longangn with the new development in the region. This extension could take the form of a tramway or something much quicker to implement such as a protected bike lane. We established a walking radius to each of the major “hubs” and green spaces that would make this community walkable and not heavily reliant or automobiles.
Block Planning
Each block within the plan received a maximum building envelope, based on a public space/mixed use ratio. This would not only limit the density but also create a dynamic in which “street space”/ lower height density would reward developers with the chance of high rise construction in an adjacent lot. In the Chinese market it is critical to establish mix use in new developments as the current trend create monotonous residential or manufacturing abysses. That said it was also important to understand that density in the Chinese context is much more complex than anywhere else, after all china is the most populous country in the world.
